Our Funding Solutions:

Bridge Loans

  • Loan Size: $1 million – $25 million
  • Geographic Reach: Available Nationwide and in the Caribbean
  • Property Types: Multifamily, Office, Industrial, Retail, Mixed-Use, Hospitality, Industrial Outdoor Storage, Special Use, Luxury Residential, Land Development
  • Collateral: First Mortgage or Assignment of first mortgage loan with additional collateral options
  • Leverage: Up to 75% LTV, with potential for higher leverage on a case-by-case basis
  • Term: 12–36 months, with one or two 12-month extension options
  • Interest Rate: Floating, starting at SOFR + 475 bps
  • Origination Fee: 1%–2% of loan amount
  • Recourse: Partial or Non-recourse options available
  • Closing Timeline: 15 to 30 days

Fixed Rate Loans

  • Property Locations: Nationwide
  • Property Types: Primarily Class B or better Multifamily, Industrial, Self-Storage; Select Hotels and Retail properties considered
  • Security: First Mortgages
  • Loan Size: $10–$40 million
  • Term: 3 to 5 years
  • Advance Rate: Up to 74.9% LTV
  • Interest Rate: Fixed starting at 6.5%, full term interest-only
  • Origination Fee: 1% of loan amount
  • Recourse: Non-recourse with standard carve-outs
  • Prepayment:
    • 3-Year Term: 18 months minimum interest, 1% exit fee thereafter
    • 5-Year Term: 36 months minimum interest, 1% exit fee thereafter
  • Closing Timeline: 60 days
  • Other Conditions: Minimum Debt Yield (DY) of 8.5%, 0.95x DSCR at coupon rate with 25-year amortization

Note Acquisitions

We actively seek to acquire performing, sub-performing, non-performing loans, and loan portfolios which can be purchased at a discount to the unpaid principal balance and estimated value of the underlying asset.

Mezzanine Loans

  • Loan Size: $1 million – $20 million
  • Geographic Region: Nationwide
  • Interest Rate: Starting at 12%
  • Security: Pledge of ownership/partnership interest in the borrowing entity
  • Leverage: Up to 80% Loan-to-Cost (LTC)
  • Property Types: Commercial Real Estate, including Multifamily, Office, Industrial, Retail, Mixed-use, Hospitality, and Healthcare
  • Term: 1–3 years
  • Points: 2–3% of loan amount, payable from loan proceeds at closing
  • Closing Timeline: 15–30 business days

Preferred Equity

  • Equity Size: $2 million – $5 million
  • Geographic Region: Nationwide
  • Security: Assignment of sponsor interest in the owning LLC
  • Structure: Up to 80% of required equity in a senior position to the sponsor’s equity
  • Preferred Return: 10–12%, with unpaid returns accruing and compounding monthly
  • Profit Sharing: Generally a 50/50 split of excess profits after preferred return and capital repayment, terms vary by deal
  • Fee: Deal-dependent, determined at a later stage
  • Closing Timeline: 10–15 business days
